Investment Analysis
Reviewing market data, pricing, demand, positioning, risks and potential scenarios.
What John looks at
- A comparative market analysis of recent nearby transactions
- The per square foot gap against nearby resale
- The total price gap (quantum), adjusted for tenure, age and size
- Downside scenarios alongside the hoped-for ones
How he approaches it
A price gap can look small per square foot and large in total, or the other way round. John reads both, then adjusts for tenure, age and unit size so the comparison is fair.

Questions people ask
Both options go through the same three tests: lifestyle fit, value and future exit. Then the two are compared side by side, because a price only means something next to its alternative.
John: "There's no fundamentally so-called best project or best entry price, but In comparison to what? That is the keyword that we have to understand first."
When a project does not fit his investment criteria, John will tell you so and suggest you skip it.
John: "Actually plenty. ... perhaps you want to skip this because it's not fitting into my investment criteria."
