What happens in the first conversation
Expect questions, and plenty of them. The first meeting is the most intensive, because John needs to understand what you truly want before he can serve you well.
"the process is usually very intensive during the first meetup because sometimes they might find that I ask too much questions, but it's actually for me to better understand what they truly want."
Who it may not suit
If your mind is already made up and a second opinion is unwelcome, this way of working will feel slow. John says so plainly:
"for people that has already a kind of like a fixed mindset in terms of what they want to do, then if they're not open-minded to hear a second opinion, Then it may not be a right fit"

Common questions, answered honestly
Timing alone does not answer it. John's view is that some purchases are simply not worth pursuing, and the ones that are depend on three things: entering at a price you can defend, keeping an emergency buffer, and being able to hold through a softer stretch of the market.
John: "not every property purchase is something that is worthwhile to pursue... we also have to know that what is a defensible price to enter... make sure that you have the emergency buffer, make sure that you can afford it. And make sure that you can hold it through a weaker cycle."
Both options go through the same three tests: lifestyle fit, value and future exit. Then the two are compared side by side, because a price only means something next to its alternative.
John: "There's no fundamentally so-called best project or best entry price, but In comparison to what? That is the keyword that we have to understand first."
Those features do matter. They do not settle the question on their own, because what you pay to get in shapes the outcome.
John: "While all these factors are true, but it also really depends on the entry price."
John answers this one openly. Developers do offer agents higher incentives, and he does not pretend otherwise. His measure is whether you will still be glad of the purchase years from now.
John: "this is an undeniable fact that developers do pay higher incentives and commissions to agents ... end of the day, I do not want my clients to buy something that they will regret years later."
When a project does not fit his investment criteria, John will tell you so and suggest you skip it.
John: "Actually plenty. ... perhaps you want to skip this because it's not fitting into my investment criteria."
For many HDB owners, the biggest thing in the way is fear, not only the numbers. John works through each concern with you until the next step feels safe.
John: "the number one thing that's stopping them is actually fear ... I do have to address all these concerns to make them feel that they are safe to proceed."
