Selling & Portfolio Restructuring

Supporting pricing, positioning, timing and strategic decisions around existing assets.

What John looks at

  • Where your unit sits among recent resale transactions
  • Whether to sell first, buy first, or line the two up
  • How to present a unit's weaker points honestly
  • What the sale proceeds make possible next

How he approaches it

Selling is where a purchase is really tested. The plan covers pricing, how the unit is presented to buyers, and the order of sale and purchase.

"Easy to get on the bus, but difficult to get out of the bus. Because why? Because when you buy, you just need money, right? But when you sell, the real test comes from the resale market."John Tan

Questions people ask

For many HDB owners, the biggest thing in the way is fear, not only the numbers. John works through each concern with you until the next step feels safe.

John: "the number one thing that's stopping them is actually fear ... I do have to address all these concerns to make them feel that they are safe to proceed."

Timing alone does not answer it. John's view is that some purchases are simply not worth pursuing, and the ones that are depend on three things: entering at a price you can defend, keeping an emergency buffer, and being able to hold through a softer stretch of the market.

John: "not every property purchase is something that is worthwhile to pursue... we also have to know that what is a defensible price to enter... make sure that you have the emergency buffer, make sure that you can afford it. And make sure that you can hold it through a weaker cycle."
